If a tenant turns out to be a wrong un, they moved on, if they provide me with a fulcrum to lever them out easily, that's up to them. Otherwise, minimal interference. Though, at other times, it's social work, calling in the cavalry, Adult Services etc, to help a tenant, I could go on...and on😂 It's not easy to move a wrong un on. The socialists are clamouring for this to be made even more difficult. Perhaps not yourself though. Exaggeration to construct a case yet again, you are struggling! It's eviction for no reason that is being dealt with, though I suppose you haven't kept up with the issues since your business failed. I wonder why you didn't put your stunning business acumen to work increasing your portfolio, levering mortgages etc. to renovate more properties for the food of the community and the housing stock.

Building up a larger portfolio through debt is just one method of approaching buy to let. Many people choose to be free of debt and enter the business as a home for some of their capital in the hope of making a return, and/ or capital growth. There isn't a right or wrong way, it's down to personal choice. People might consider how much risk they wish to take, how much time they wish to invest or indeed, how hungry they are for profit. Other reasons too, doubtless.

HMRC consider profits from buy to let to be unearned income, unless the property is a furnished holiday home. That's why landlords don't have to pay national insurance on their profits.
HMRC should know these things, regardless of what Jim thinks.
