Too bad, I would have thought that after all the info I wrote already a couple of times on here, like on the "SHELLFEN" subject, that this Dutch barge would have been recognised as a "KAGENAAR" and has nothing to do with the type "BOLPRAAM". With all the gear they sell with this hull, it does look like a bargain, but it's not the most practical size beam-wise, as it's too wide for the narrow canals, and not wide enough to have the pleasure of a more spacious feeling as on a real wide beam. Because of that, and my usual lack of money, I've decided not to buy, and hope that someone else is going to be the happy new owner. Peter.

Apparently no mooring fees From advert "Mooring is not freehold but is the next best thing - long established with the security of a Certificate of lawful use or development [CLUOD] I suggest you search Babergh District Council planning for Waldamar, IP9 1JW for more details. The houseboat community is defined in the council's local plan. The mooring ajoins a National Trust reserve and they issue a lease for access, facilities etc at no charge. Electricity and water are connected - landline is available. Nearest parking is 5 mins walk, nearest car access 2 mins. Council tax is payable at band A THERE ARE NO OTHER MOORING FEES." ------------- So yes it appears the value is in the mooring. And it is a big unit however awkward to dispose of and replace with another boat. I think JohnV might know a bit about this area.

If you saw the place you might change your mind. It's a proper "boat" place there is a hard just by the pub (Butt and Oyster) often sailing barges there, plenty of sailing barges backwards and forwards in front of you ....... If I had the money, I would be knocking at his door. Road access for deliveries could be problematical, but not if you replaced the lighter with a proper boat, then you could go to one of the many places where access is available. view from the foreshore looking towards the pub ..... the moorings are a couple of hundred yards along the foreshore behind the pub (good beer ... Does look very boaty. A bit of a concern about actually removing the existing boat though.
I wondered if it is forum member waldamar's boat as the word waldamar is in the ad and he did mention having a nackered lighter needing replacing !

The certificate of lawful use is of value, but cannot provide security of tenure. It only provides immunity from Council enforcement against residential use without planning consent. If the landowner does not consent to your mooring there and wishes to evict you, the ‘deemed planning consent’ is of no avail. If the navigation authority had legal cause to evict you, it would not avail you either.
Several barges moored in the Brent at the junction with the Thames had full planning consent for their residential use, but that did not stop BW forcing them off the waterway with s.8 Notices, having refused to renew their boat licences (they wanted vacant possession of the wharf having purported to lease the riverbed they never owned to the adjacent developer).
Of course, that was a criminal action because of the PRN, but the local County Court judge at the time having agreed to BW’s legal right to do so, they were in fact evicted (and ended up on Watermans Park instead).
