Just seen the EPC assessment on my main house. It estimates that the cost for heating will be 7.5k for heating over the next 3 years due to relying only on solid fuel! I suspect I could bury the house with wood for that amount of money.
Where is the intelligence in the system...

Assuming you have previously lived in and heated it. Is there no electric ? I know electric will probably be more expensive than solid fuel anyway but it seems odd that solid fuel would be the only option in a house.

I know electric will probably be more expensive than solid fuel anyway but it seems odd that solid fuel would be the only option in a house. It costs between 300 and 600 (depending on how severe the winter is) to heat per year although I do have a good supplier of wood supplier. Electric is available but costs a lot... A case of the computer says no. Me thinks.

Never mind, the Annexe results are just in - only 3k per 3 year period. Oil fired, never cost me more than 500 a year even when oil was double the price it is now.
No wonder I'm broke.

Think I would be querying those figures with the surveyor. Mind you I suspect the system will make the assumption of 65F in most of the house and 70F in a couple of rooms all the time. My house which is large cost less than 1200 a year for all fuel. I use gas, electric and solid fuel because I like it, oh that is less the 1000 I make from the solar panels.

Just had a look at the report done for this place they reckon £2700 over three years for fuels. This place is a B83.

Just had a look at the report done for this place they reckon £2700 for fuels, never has been that or anywhere near. This place is a B83. Well that is a lot better than a G12!. It's not the Assessor's fault, the software can't cope with old properties. Hopefully whoever buys the property doesn't carryout too many of the recommendations without seeking advice first. Would be interesting to see an EPC on a narrowboat...
