£350 for a new boiler fan. Big slice going to the agent there given that they cost £150 and take half an hour to fit. Oh well, at least it's done now. Takes 1/2 hour to fit, but the fitter has to diagnose the problem, identify the correct part, obtain it, fit it, check function and flue gasses using expensive tester. Probably the better part of 1/2 day’s work. £350 seems not too bad and better than the £200 I had to fork out for a new kitchen tap for my rental flat, which subsequently fell off a few weeks later due to being fitted completely incorrectly. Maybe we have the same letting agents. Or maybe all letting agents crookedly add a large percentage of repair costs into their 'profit' bin, having advertised their service for which they charge for separately as 'including arranging repairs'.

Probably the same 'guarantee' offered by a fitter arranged by my agent to fit a new boiler who failed to supply the necessary building regulations certificate or, the window fitter arranged by the agent who wasn't FENSA registered.

I wonder if Abdul is reading this. I think it would be fair to say that Pakistanis aren't the greatest consumers of all that is canals. Actually, I doubt that either this forum, or Analworld, has ever had a Pakistani contributer. Pakistanis welcome, say I! People say I'm racist, but am I? Where are they? Probably driving flashy cars round Dewsbury and 'brake checking' on the outskirts of Bradford! It's high time Asians and various assorted knife-wielding-stabbin'-loving' Africans of Sarf London donned the sou'Wester and oilskins, pretending they are freight carriers of old working for Fellows Moron & Clayton and driving 'trad sterns', got onto the canals to mingle with the 'white priviliged but woke' folk who think they own the waterways now. I'm sure they'll get on together like Ricco's house on fire!

As far as I'm concerned, as long as they make decent samosas rather than those horrible ones you get in over priced restaurants where people will happily recommend a place with truly shite food as long as 'the décor looks nice', you know, samosas that taste like they've been re fried 3 times because the tight owner didn't want to throw them away, along with a few Rupees….they are more than welcome.

Yes, but I didn't particularly want the same twat coming back to the flat to screw it up in a different way, so I repaired it myself. Which of course is what I should have done in the first place. I did eventually get the fitting cost refunded by the agency, though it was a struggle.

I make 'Mexican pancakes' (minced beef and salsa) and stuffed peppers (lamb, basmati rice, kidney beans, paprika spice), and these two dishes are indeed better after a day and re-heated and not eaten 'fresh'. Anyway, on a similar subject: "One of the central planks of Black Lives Matter is for the abolition of Capitalism which is the last thing Sainsbury’s would condone. No, Sainsbury’s are merely virtue signalling, they couldn’t give a fuck about BLM and the other woke commie twerps out there."

Following Abdul's 3 texts 'I'm buying on cash' that proved not to be true following an initial firm promise that 'I will complete by the end of September', and a text on Thursday 'I promise to give you a firm completion date tomorrow' followed by total silence, I conclude that Abdul was never in the financial position to make the claims he did. For some reason he chose to run this charade, I'm not quite sure why. Perhaps he had stars in his eyes, the idea of owning the 2 houses next door was really appealing. The strange thing about this is that this will have cost him some money. Not as much as the £4,100 it has cost me for sure but still, a few hundred quid is a few hundred quid, not to be sniffed at. This is far from my first experience of dishonest Asians. Maybe some of our resident commies will be along shortly to say that I'm a racist or a bigot. Fair enough, but my perception is based on experience, experience is more or less the opposite of the ignorance that apparently goes hand in hand with the racism and bigotry. So, with the exception of a few extra weeks (not so shocking in house sale/purchases) your conclusions were erroneous ... glad it's working out for you. Any corresponding movement on the Welsh house ? Rog

Well the many Rupees are due to hit my account today. As expected though, it hasn't been plain sailing. First my solicitor queried why the rent for November hadn't been paid. Me: 'ermmm we're in October pal'. Next, he sent me a completion statement which didn't include an allowance for the rent I've received from today, until the end of October. The buyer should get this money. His attitude: If the buyer asks, we will make an allowance but if he doesn't, we won't bother. I'm quite staggered that a solicitor would take this view. Anyway I'm going to roll with it and see what happens. If it goes through and Abdul queries it in the future, I'll send him the money.
As for Wales, it's been a nightmare. It's been nearly 3 1/2 months since I agreed to buy it which is a ridiculous amount of time for a chain free cash buyer. There have been issues over lack of proof of the overseeing of planning permission by the local authority along with the lack of a building regulations certificate. My solicitor said this was uninsurable. Sellers solicitor disputed this, bingo! we have an insurance policy in place. There was also wrangling over the fact that the seller used it as a holiday let, in breach of a covenant. My solicitor demanded an indemnity, the seller refused. I settled it by telling my solicitor to forget about it. It happened in the past, actioned by another person, the property wasn't damaged, there's nothing to insure against. The plan is to exchange contracts and complete next Friday. I then have to decide whether to follow the spirit of the law or letter of the law in Wales. I shouldn't move there during the current 'lockdown' unless it's unavoidable. I'll have a think about that one.
